Just as Kaiser Permanente is committed to preventative medicine and cutting-edge treatment, Herrero and the IPD Team used Lean construction principles and a highly collaborative preconstruction approach to validate the San Rafael Park Medical Offices program to align with scheduling, budget, and desired outcomes. Value-delivered results of preconstruction included:

• Establishing a project-first culture built around Lean principles, Target Value Design, adept leadership and a commitment to IPD
• Customized Production Tracking Tool to monitor the health of the project including labor productivity, monthly cost projections, and targeted unit costs vs. actual unit costs
• Utilizing laser scan technology to achieve accurate and efficient workflows of MEPF coordination and to identify unforeseen conditions
• Refining system choices for cost savings without sacrificing functionality or design intent
• Reallocating $8million in cost savings to much-needed site improvements

The complete renovation and re-purposing of this three-story, 1980s office building had environmental stewardship top of mind from the start. Rather than constructing a new MOB from the ground up, Kaiser Permanente opted to modernize an existing building to best optimize member and employee comfort and convenience. Sustainable features supporting Kaiser Permanente’s goal of carbon neutrality include:

• Strategic reuse of select, operational MEP equipment as part of the systems overhaul
• Reclaimed water for irrigation and in the plumbing fixtures
• Solar panels that provide 100% of the building’s electrical needs
• Restoration of the building shell and skin for building envelope energy efficiency
• LED lighting
