| Kaiser Union City Medical Office Building 2 story, 53,000 square feet Concrete, Steel & Wood Architect: E. Paul Kelly Herrero completed this project in three phases for Kaiser: Phase 1 - conversion of an existing warehouse into a Medical Office Building and Materials Distribution Center, Phase 2 - build out a Call Center, and Phase 3 - expand the Psychiatric Department. Herrero developed a thorough cost analysis during Phase 1 preconstruction including a list of over $1.3 million in cost savings options. Phase 1 was especially successful in the areas of budget, schedule and client satisfaction. The fast-track, customer driven schedule of 10 months was completed 3 weeks ahead of schedule. Phase 3 required demolition of the Phase 2 Call Center, expansion of the existing 2nd floor mezzanine, and construction of patient examination and treatment areas in the Phase 1 Materials Distribution area in addition to expanding the main entry lobby, providing new offices, exam rooms, small group meeting spaces and new mechanical equipment. |
